15 Point Roof Inspection

 Upon our initial visit, we will bring our years of experience and expertise, and provide you with our Roofing Packet, which contains most of the information about Heritage Roofing featured within this website, and informative literature on products we install, as well as manufacturers we work with. Also, we will bring a ladder, measuring and inspection tools. At that point we will access the roof and perform our inspection as well as all the necessary measurements.We will not disturb, poke holes of any kind, or in anyway compromise the integrity of the roof. Upon completion we will provide you with a detailed written estimate. If you decide to move forward, we carry on hand, a variety of samples from which you are able to make a color, manufacturer, and style selection. 
As an option we highly recommend inspection of the attic space ( if accessible). This will give us an opportunity to thoroughly inspect and analyze the entire roofing structure.
WARNING: We advise you NOT to hire any contractor, who does not perform this crucial inspection. There is no way you can obtain an accurate estimate without our FREE15 Point Roof Inspection and analysis.
What we will inspect and look for:
1.) Roofing type and number of layers. We will look for signs of aging; broken/torn shingles, missing or deteriorated shingles, cupping and curling.
2.) Underlayment presence and type ( usually asphalt saturated organic felt paper) which acts as a protective barrier should water leak under the shingles.
3.) Gutters and Downspouts. We will check for gutter pitch, debris, missing hangers and fasteners. Downspouts for drainage away from structure and foundation.(We can also, at an additional cost test for leaks) This however, is done best by homeowner immediately after a rain storm.
4.) Roof valleys (where two slopes of roofing join together) usually a trouble spot for low-pitched roof structures)
5.) Chimney. We will inspect the flashing, caulking, and look for cracks which may cause water penetration.
6.) Venting and air circulation. We will look for adequate number of roof vents and exterior soffit vents, as well as any obstructions or blockage.
7.) Roof Deck. A visual and “ foot-on” exploration, searching for weak spots indicating wood rot.
8.) Roofing Penetrations. Type and quantity ( Antennas, Satellite dish, power vents, plumbing vent stacks, etc.)
9.) Flashings. Adjacent to walls, weaved into shingles and underneath wall covering. Checking for corrosion and caulking. Drip edge, and gutter flashing condition.
Optional attic space inspection includes:
10.) Roof deck underneath. We will look for signs of wood rot, moisture, and mold. Deck type and thickness. Proper nail penetration, etc.
11.) Insulation. Amount, type, and overall condition.
Lighting and other ceiling penetrations.
12.) Venting and air movement. Number and size of vents, power vents, gable vents, as well as ridge venting, and visible daylight, from soffit ( if applicable).
13.) Temperature. Ambient and attic temperatures. Attic temps should be similar to outdoor temps.
And finally, a verbal inquiry to interior living space:
14.) Walls & Ceilings. Signs of water penetration (water spotting), loose or peeling paint.
15.) Flooring and basement. Signs of moisture, leaks or puddling on floor covering.
This would conclude our 15 Point Roof Inspection.
Generally we ask that you set aside about an hour of your time(which we know is valuable) for this visit.
